Please
read carefully all the policies in this agreement. You will need to sign below that you understand and agree to its conditions
before the reservation can be completed.
1.
All homes have a three-night minimum except holidays and peak season, which may require a 4 -night minimum. Off-season specials
are available; dates vary from year to year.
2.
Check In-Check Out Policy. Check in at 4pm - NO EARLY ARRIVALS. Check out time is 11:00am. The cleaning crew
will be scheduled to arrive immediately at the time of your departure. If you have not vacated at this time, there will be
a $25 charge per hour against your credit card and/or taken from your security deposit.
3. Security Deposits: You must be at least 21 years of age to book this home. There will be
a minimum $150 Security Deposit on all reservations. If this was not paid by Credit Card, you must mail a separate check
for it. The balance of your deposit will be returned to you within 30 days of your departure date providing there was no damage,
missing property or extra cleaning, laundry or garbage.
Once we have received your payment in full we will provide you
with the address, phone number, lockbox code, and directions to the property, with any additional instructions.
*Payment in full must be received 30 days prior to check-in
*The balance due will be the remainder of the lodging, cleaning fee, county/city/state,
lodging tax (1%), and security deposit.
Upon
Checkout:
Guests should perform the following upon checkout:
A. Turn the thermostat down to *55.
B.
Remove all food items from the refrigerator and freezer.
C. Wash and put away all dishes, utensils and pans.
D.
Bag all garbage for kitchen and other areas and place it in the outside garbage can.
E. Wash and fold all used towels.
Up to two loads of sheets may be left for the housekeeper.
F. Close all blinds, and lock all windows and doors.
G.
Return the keys to the lockbox and mix the numbers on the settings.
*A credit card will be held for security purposes
to provide for and in case of extra damages, missing property or additional cleaning, laundry or garbage. There will be a
$50 charge for lost keys.
4. Cancellation Policy: A full refund will be given
only if the cancellation is made 30 days prior to your arrival date. There will
be no refunds given for early departures. Should we find a new guest to re-rent the property during the dates you had booked,
there will be an adjusted refund accordingly.
5.
Guest Limits: Maximum occupancy amounts are listed on each homes web page. Please make arrangements with us for any
additional guests when you book your registration. Should the maximum number of people allowed exceed the limits for the home,
the guests may be asked to leave and your security deposit forfeited.
6. Parking: Please be considerate when parking your vehicle(s) and do not block any fire lanes,
walkways, or other homeowners areas.
7.
Smoking: ALL OF OUR HOMES ARE NON-SMOKING. If you smoke outside, please pick up all cigarette butts and dispose of
them in a trash can. There will be an additional charge if the cleaning crew needs to pick up the grounds outside the
home after you. Should you violate the non-smoking policy inside the home you will forfeit your security deposit.
8. Pets: NO Pets allowed unless specifically designated
by the home you are renting. There is an additional pet deposit required and small cleaning fee. Should
this policy be violated, you may be asked to leave and your security deposit forfeited.
Here is the pet clause for our
rental agreement:
Dog(s) will be allowed during tenants occupancy (with prior approval) if the following
policies
are adhered to:
Dog(s) must be on flea preventative.
Dog(s) must be fully housebroken.
Dog(s) must be under
owners full control at all times, they must be
on a leash when walking outside the home. Please monitor them at
all times.
Dog(s) are not allowed on beds or other furniture. Please bring a
dog bed/pillow if necessary.
Tenant assumes responsibility for any damage that their pet causes
to the home.
Tenant will remove dog waste
in the yard caused by their pet.
An additional $150 pet deposit will be due at the time of final payment
(reflected
above.)

9. Compliance with the
Law: All guests must comply with all City, County, State, and Federal laws and statues during their stay. Any
acts in violation of the law will result in immediate termination of your stay without refund.
10. We reserve the right to refuse service to anyone.
Guests shall be solely responsible for any property damage, accident injury to
any person or loss sustained by any person, including loss of personal property, arising out of or in any way related
to the Guests use of the premises, or the items of personal property provided by OCEANSIDE BEACH RENTALS and the Owner.
Guests hereby agrees to hold OCEANSIDE BEACH RENTALS and/or Homeowner harmless from any and all claims including
those of third parties, arising out of or in any way related to Guests use of premises or the items of personal property provided
.
