Thank you for your reserving our Home!
Please do not hesitate to e-mail or call us, with
any questions you may have, before signing this Agreement. Please be certain to read all of the information, policies,
procedures and this entire Agreement carefully, as your failure to comply with its terms may result in your reservation being
cancelled. We realize that it is long, but it is all very
important information for you as well as for us.
We will email you
the check-in information, including driving directions (from Tillamook) and lock box code once the total balance due has been
paid, your security deposit has been received and we have this entire (signed) Agreement with emergency contact information on
file. If you will not be available by email during that time, please notify us (in advance) so that we can arrange to get
you this information another way.
We hope that you become a
Return Guest in "our" home! We place a high value on our Return Guests. That is why, in addition to the other Specials
that we may be running on our web site, our Return Guests always
enjoy half-off of their first night's stay with us (when booking a min. 3 night's stay) every time that they
return to our home.
GENERAL INFORMATION: Our home is fully furnished and includes linens and towels, cookware, dishes,
glassware and silverware. For your convenience, you will find a starter supply of toilet paper, hand soap, dishwashing and laundry detergents. We do not replenish these supplies during your stay.
Please inform us right-away
of any cleanliness or maintenance problems by calling
us any time at the emergency contact numbers that we will provide. PLEASE LEAVE A DETAILED MESSAGE IF OUR VOICE MAIL
ANSWERS.
We
will return your call to the house phone, as cell phones often do not work there.
CHECK-IN is 4:00 pm and CHECK-OUT
is 11:00 am. You will be charged (by debiting your security deposit) half of one night's rental amount for either:
(1) checking-in prior to 4:00 pm, without making arrangements with us in advance (prior to the day of your arrival); or,
(2) failing to check-out on time without making arrangements with us in advance (by the day before your departure).
We understand unforeseen emergencies, so if you anticipate
being unable to check-out on time - it is imperative that
you contact us (at one of the emergency numbers you will be provided) to arrange for a late check-out at least 24 hours before the
cleaning crew is scheduled to arrive (at 11:15 am the day of your departure).
We rent to adults
21 years of age (and older) exclusively, as no minor may enter into a legally-binding agreement. Violators will be asked to
leave without refund. We reserve the right to refuse service to anyone (although we never have). Rates are subject to change
without notice, although they will not change once you have confirmed your reservation with us.
Number of Guests: The rental
amount and cleaning fee that you are paying is based upon a certain number of people (who are five years old or older). Additional
persons (up to the maximum) may stay for an additional $10 per person, per night, to cover the additional cleaning and wear
and tear on the home.
Guests
"sneaking" additional people into the home, without prior arrangement with us, may be asked to leave without refund.
Any guest who allows more than
the maximum number of people to stay in the home may be asked to leave without refund. The maximum applies to all hours
of the day and night.
Children: Do not leave children under the age of 16 years unattended in the home
without at least one responsible adult, over the age of 25, actively supervising them.
Common Courtesy: We hate to
have to insist, but past guests have proven the need: please respect the people who live in or near the
home by not trespassing on their property, throwing loud parties or playing loud music into the wee hours of the night.
We expect our guests to honor the hours of quiet that are respected in hotels,
from 10:00 pm through 8:00 am. Please do not use the hot tub or decks after 10:00 pm for anything but quiet contemplation.
Voices carry.
Our
neighbors have our contact information. If they need to call us more than once, due to your (or your guests') violation
of their right to quiet after 10:00 pm, you may be asked to leave without refund.
Smoking: Is not allowed in the home or
on the wooden decks. Please, if you smoke outside, fully-extinguish your cigarettes and dispose of the cooled butts in a trash receptacle - not on the ground, in the planters or by flushing
them down the toilets, as they will get plugged. Anyone violating
the non-smoking policy, as evidenced by the smell of the
air in the home upon check-out, will forfeit their security
deposit.
Our cleaning
crew will charge extra for picking up cigarette butts outside of the home.
Pets: Pets: NO Pets allowed unless specifically designated by the home you are renting. There is an additional pet deposit required. Should this policy be violated,
you may be asked to leave and your security deposit forfeited.
Here is the pet clause for our rental agreement:

for any damage that their pet causes
to the home.
Tenant will remove dog waste in the yard caused by their pet.
An additional $150 pet deposit will be due at the time of final payment
(reflected above.)

Condition of the Home: You must
notify us immediately, upon your arrival, if you
are unhappy with the condition of the home or if you are missing
any items or supplies that you believe should be there so that we may arrange to solve any problem that you may have. If we are not notified
by Noon the day after your arrival of damage or other problems, it may be assumed that such damage was caused during your
stay and your security deposit may be charged. This would not apply if the damage that occurs during your stay is something
completely out of anyone’s control, such as a burst pipe inside the wall.
Our homes has a "no shoes inside" policy. Please observe this policy by leaving your shoes in the foyer or your security
deposit could be charged for our steam cleaning the carpets or painting the scuff marks on the walls.
Cleaning Fee and Check out: The cleaning fee is based upon a routine cleaning checklist (including kitchen and bathroom sanitizing,
dusting and washing some laundry). This does not include any of the items that guests are expected to do prior to check-out.
Certain check-out and cleaning procedures must be followed. (See the check-out
procedures below) Failure to follow the check-out and cleaning procedures given will result in additional cleaning charges
being deducted from the security deposit. The cleaning crew charges $25.00 per hour, per person, to perform check-out tasks
not completed by a guest.
Hot Tubs: The Hot Tub is cleaned
from debris and santized after each use. Please foIlow the Hot Tub rules posted to maintain cleanliness of it. If there is
excessive sand and debris, or cloudy water due to skin lotions and oils after your stay your Security Deposit will be charged
an additional $25 hour to restore the Tub. This can take 2-3 hours if the Tub needs to be completey drained, hand wiped down
to remove debris, refilled, and then the chemicals brought up to acceptable levels.
CHECK -OUT & CLEANING PROCEDURES
The home must be clean for the next guests! Our cleaning crew often has only
a few hours to prepare for check-in and to make certain that everything is completely sanitary. Please follow the cleaning
instructions below prior to leaving. They are also in the home’s informational notebook for your reference. Failure
to comply with these will result in extra cleaning fees being charged against your security deposit ($10 each extra load of
laundry and $25 an hour per extra crew member needed to finish by 4 pm):
1. Strip the linens from the beds and put them, with all
used towels, in the washer (or near the washer, if full) and housekeeping will run the washer for you. Please leave the bedspreads
and blankets on the beds, as they leave the premises for laundering.
2. Remove all perishables and food containers from the refrigerator/freezer and
wipe up any spills inside. Please do not leave food in the oven or microwave! Wipe-up any spills in the kitchen and eating
areas, including the stove top, the counters, the floor and the inside of the microwave.
3. Return all items, especially furniture, to their
original places (as you found them).
4. Run the dishwasher before you leave, housekeeping will put the clean dishes away. If you leave
dirty dishes, etc., behind - you will be charged extra for their washing them.
5. Empty all garbage receptacles into a larger bag, tie
it securely, and place it in the larger can for collection. The collection garbage can is secured to the car port with bungees
and is collected at 6 am Tuesday mornings.
PLEASE turn the heat down to 55
degrees, draw the shades, turn off all of the lights, make sure all doors and windows are closed and locked, return the guest
set of keys to the fridge hook and make sure that the lockbox key is locked back inside of the lockbox (and the box is closed
and re-set) before driving away. You may have to work the combination again to get the lockbox to close, but please be sure
that it has closed and re-set.
IMPORTANT – READ BEFORE YOU LEAVE:
We provide the service of washing some towels and linens
for you. You may leave 2 loads maximum for housekeeping to wash without charge. Extra loads cost $10.00 per load and will
be deducted from your security deposit. You may wash your own linens and towels during your stay to avoid the extra expense.
Please do not wash colors with whites to save time, the colors may bleed and destroy the whole load. Replacement linens will
be deducted from
your security deposit. Any linens or towels left on the beds, or in the baths, will be considered used and will be washed
at your expense. Unused linens and towels may be left in their places, with an obvious note from you to housekeeping by the
phone, to avoid this expense.
If you use the dryer during your stay, please clean the lint screen and please
be certain that all laundry is dried thoroughly. DO NOT LEAVE
EITHER THE WASHER OR THE DRYER ON WHILE AWAY FROM THE HOME!
Make certain that
any coals in BBQ or outdoor fireplace are completely extinguished before leaving the home at any time, for however long! You
will be held responsible for the cost of repairing any fire damage due to your (or your
guest’s) failure to comply with this rule.
PLEASE DO NOT DUMP LEFTOVERS OUTSIDE FOR THE CRITTERS. It's unsightly and attracts rodents. Instead, please use the plastic bags provided prior to
placing food in the garbage collection can.
Make sure the collection garbage can lid is bungeed tight,
there are many hungry raccoons!
PLEASE
DISPOSE OF YOUR CIGARETTE BUTTS, fully extinguished and
cold to the touch, in the garbage can only!
If staying with your dog(s), scoop their waste into a
bag, tie it very securely and dispose of the securely
tied bag in the outside garbage can. If the garbage can is full, you must take this bag with you to dispose of. Housekeeping will not handle animal waste. Please do not toss your dogs’ waste into nearby bushes or leave it in neighboring yards,
etc., as our non-dog-owning neighbors will complain – and rightfully so! If we need to ask our landscaping service to
“scoop” after your stay, your security deposit will be charged for their doing so.
Put your garbage into the plastic bags provided prior to placing it in
the can and do not leave extra bags of garbage outside of the can or you might find yourself picking-up raccoon-strewn garbage
from all-over the neighborhood!
We
are proud of our community and strive to maintain this beautiful area of the Oregon Coast. We would appreciate your help during
your stay by taking your recycling to one of the stations in Oceanside, Netarts or Tillamook. We are sad to say that the local
garbage service does not provide pick-up for recycling.
Cancellation
Policy: The rental payment may be refunded upon
cancellation, only if canceled 30 days (or more) prior to your arrival date (you will be charged a
$50 handling fee). If canceling less than 30 days prior to your arrival date, no refund will be given unless we are able to
find a new guest to stay during the dates that you had booked. In that instance, the $50 handling fee will still be charged.
There are absolutely NO REFUNDS given for early departures, unless it is due to an evacuation or other area emergency. Power
outages in the area are common during the stormy season and do not constitute an emergency. We are, again, human. If there
are extreme circumstances beyond your
control that are causing you to cancel, please let us know and we might be able to work something out.
Security Deposit: If your reservation is for 10 people or more, the security deposit is $300.00. For fewer people, it is $150.00.
If you did not pay this deposit by credit card you must provide a separate check for it. The
balance of your security deposit will be returned to you within 30 days of your departure date (providing there was no damage,
missing property or extra cleaning, laundry or garbage).
Any guest who is asked to leave without refund due to their (or their guests') violation of the Policies
will also forfeit their security deposit. There is a $25.00 fee for lost key replacement.
Phone Calls: The local
phone number will be given to you with the check-in instructions. Local calls are free. Long distance calls may only be made by use of a calling or credit card. You may always
call us from the home using the local numbers provided - you are our guest, after all! Please note that cellular phones often
do not have service in our area of the coast and never in the mountain pass on Highway 6 or in Oceanside village. You should contact
your cellular service provider prior to your trip to confirm service availability in Tillamook and Netarts.
Parking: IMPORTANT! DO NOT BLOCK ANY WALKWAYS OR STREETS. This is
a small community with narrow streets. Very few residents rent their homes to strangers and the people who live there resent
(understandably) being unable to access their homes because of strangers' cars that are parked in their way. The maximum
number of vehicles allowed at the home you are renting is four, assuming they are mid-sized vehicles.
If you have more vehicles than the maximum, you must find a legal place
for the extra vehicle(s) to park and car pool to the home. Guests who park their cars in any way that obstructs other vehicles'
passage or other residents' access to their homes, risk towing
of the violating vehicle to a local storage yard if someone complains - where all charges and fees will be charged
to the vehicles' owner. RVs and boats are only allowed with prior permission.
Compliance with the Law: All guests
(and their guests) are expected comply with all applicable
laws, statutes, ordinances and regulations that are in effect during their tenancy at the rental home. Any actions taken by
guests (or their guests) in violation of the law, or of any individual's rights, are strictly forbidden and will
result in immediate termination of your stay without refund.
Wildlife: It is very tempting to feed
and interact with the cute critters that come to the windows begging for food. It is easy to forget that they can be vicious
and dangerous. It is best to avoid any contact with them and to keep your children and dogs away from them. Under no circumstances
should a wild animal be let in to the house.
Mother Nature: Regarding the beach, rocks can
fall from the cliffs above, "sneaker" waves can carry you out to sea (or cause logs to roll over on you) and incoming
tides can trap you on the rocks that you are climbing. We do not accept any responsibility or liability for any consequences
of using the beach or any of nature's other wonderful
offerings. Please enjoy the beaches and our homes by exercising
caution and sound judgment.

IMPORTANT! PLEASE PRINT, SIGN AND RETURN THIS ENTIRE ORIGINAL DOCUMENT TO US WITH
YOUR PAYMENT AND SECURITY DEPOSIT. Please
be certain to retain a copy for your records. Thank you, sincerely, for your business!
THE UNDERSIGNED HAVE READ THE POLICIES AND PROCEDURES ABOVE AND ACCEPT AND AGREE
TO THEIR TERMS, INCLUDING HOLDING THE OWNERS HARMLESS FROM ANY LIABILITY FOR ACCIDENTS OR INJURIES SUSTAINED DURING THEIR

the owners of the home harmless from any liability for any harm or injury sustained by you, and/or your family members/guests,
resulting from use of the rental home, the beach and/or from any contact with wildlife. If more than one adult is responsible

PAYMENT
ADDENDUM
1.If you have not requested to pay using your credit card, send half of the total
amount due to “Oceanside Beach Rentals”
using the mailing address above. If you have made your reservation less than 14 days from your arrival date, you must send
the entire amount due.
2.Please also send a separate check for the
partially-refundable security deposit. We will return the balance
of your security deposit to you (less the cleaning fee) within 30 days after you have checked-out, assuming all is well with
the house.
3. Your payment, security
deposit, print-out of the confirmation email and this (signed) Agreement must be received within 5 days of
the date on the confirmation email, or your reservation will be canceled.
We're human too, if something should happen
in your life that keeps you from a deadline, just let us know in
advance of the deadline and we will do our best
to accommodate you!
Payment Method: We take personal
checks by "snail" mail, credit cards from our web site and electronic payments using your debit card or electronic
check through PayPal.
Cash and
money orders are not accepted and should never be mailed.
Should you wish to pay using PayPal, please request an email confirmation from us.
If paying half to
secure your reservation, the balance is due no later than 14 days prior to your arrival date and should also be sent to the
mailing address above. We will not
bill you, so it is important that you keep a copy
of this Agreement for your reference. We do not send receipts unless specifically requested.
Return Check Fee: There will be a $25.00 charge, per item, for payments that are returned to us not honored by your financial institution,
for whatever reason. Your reservation will be cancelled if funds are not replaced within 3 business days from the day that
we notified you of the insufficient funds transaction.
